A factory in Sydney's south has been ravaged by a building fire, devastating the businesses that operate out of it.

The fire broke out at 10pm overnight in Kirrawee.

Several businesses worked out of the building, but luckily at the time nobody was inside.

But the building was wrecked, despite dozens of firefighters powering through the night.

Business owner Camila Arteaga told 9News the loss was "devastating" for the family business.

"We've been here for a long time," she said. "This is like our house, our home."

NSW Fire and Rescue Acting Superintendent Scott Dodson said due to the nature of the businesses, including an upholstery company, there was a lot of fuel for the fire.
